They’re taking on big structural challenges posed by Reinforced Autoclaved Aerated Concrete (Raac). This non-structural, lightweight concrete was widely used in construction of buildings from the 1950s to the 1990s. Yet it has now “seriously impaired” the use of the school. The school’s current infrastructures have been “severely impacted” by Raac, hence the requirement for immediate measures.
The school currently wants to establish a new two-storey facility there. This building will be more appropriate to the scale and massing of residential structures across Fellows Lane. If they do approve it, the existing structures on the property will be torn down. This will lead to a more effective and safer learning environment.
Plans for the redevelopment include redesigning the parking layout to remedy what they described as “significant concerns” due to a lack of parking. The new design will help relieve congestion, especially the concentration of mini-buses idling along Fellows Lane while waiting.
“Not only would this assist with existing congestion but would also ensure safer pick up and drop off provision for pupils,” – report.
The changes we proposed included a re-designed parking layout that provided more circulation space and room for dedicated mini-bus parking. Additionally, three temporary buildings—a sports hall, a reception area, and a toilet block—are planned to support the school community during the transition.
Even with widespread support for the redevelopment, some residents have raised concerns about how tall the new building could be. One resident raised concerns that a two-storey building would be “too imposing.” Officials have promised that the larger proposal plans to keep the spirit of the proposal in line with the existing neighborhood’s character.
“Overall, the proposal would have no harmful impact on the amenity of adjoining residential properties but does offer an opportunity to improve the existing car parking arrangements at the site,” – report.
Local councils have twice recommended approval for the redevelopment proposals. This project has become a catalyst for making a much bolder move toward creating a much safer and more functional environment at the school. As discussions continue, stakeholders remain hopeful that these enhancements will provide a better environment for students while respecting community concerns.
